All that is required of you is a reasonable down payment and the willingness and ability to care for and maintain a home of your own. Further, unlike banks, we don't care where your down payment comes from. A third-party credit repair team works with you to discover your ability to support your new home before you commit. We want you to succeed!
Then, after you move in, you'll have the time to "heal" your credit or "season" in your new job so that, down the road, you'll be able to go to a private mortgage lender or a bank and cash us out. In time, with your persistance and the support of the team, even "ugly" credit will heal, especially if you're now in a comfortable position financially and able to pay your bills on time.
My husband received a transfer for his job to move from Arizona to Florida. We had a very short period of time to handle all of our affairs, including the sale of our home. I spoke at length with Claudia about what our specific needs were and to learn more about the process of rent-to-own. Claudia was available to answer all of my questions, address all of our concerns, and provide advice on the best steps to take with our home to get it ready for the market. She was in constant communication through the entire process.
I just wanted to thank you for the care you took with us during the beginning of the purchase of this home. It was such a wonderful experience to work with you! I'm glad you will be the one we will be working with for the next 18 months or so. Also - I know you did not ask for feedback but I wanted to give you some regarding the final meeting where we signed all the paperwork. The format of very briefly going over each page was really helpful for the kids to know what each one contained so that they didn't need to read it word for word (like I had the night before - thanks for sending them ahead) to know which page they were initialing. The lease was 41 pages alone and it made the meeting go very smoothly and explained where we were in the process. It also allowed us to voice any questions we had as we went along. It made us comfortable and was welcome. Some of your home buyers may not need that - we're probably a bit of a special case with 3 of us needing to sign - but I do believe you would know when to do it and when your buyers would not need it. You're a smart lady and I really enjoyed working with you. I look forward to talking to you over the next couple years while we bring the contract to fruition!
