Rent to Own Program – Our Lease Option program allows you to lease and occupy a home while building equity towards the sale price. The sale price is set the day you sign the “Lease Option” agreement. This way you enjoy the pricing and value of ownership today even though you are making the final purchase of the home at a later date. Also, any work you do to the home will not be wasted when the lease is over. A down payment of 3-10% is required to make this possible.
Owner Financing – Since we own these homes, we are free to work out a special financing arrangement to suit your needs. We can provide owner financing regardless of your credit, debt ratio, income verification, and other factors that may have prevented you from obtaining bank financing. This option will require a down payment to make it possible.
Down Payments – On rent to own properties, in short, the more you have to work with the easier it will be to get into your new home quickly.
Work for Equity Program – A few of our homes need repairs.You may like to do some repairs yourself in exchange for a reduced price.
Equity Enhancement Program (EEP) -We offer lease option (rent to own) properties only – no straight rentals.
All properties will require 3%-10% down and that is credited against your purchase price. You then pay a monthly lease payment.
Some of our homes also feature our Equity Enhancement Program. This is how it works:
on any given month you can put an extra payment toward the purchase price of $100-$500 ($100 increments), designated for the EEP, and receive a credit against the purchase price of 50% more.
For example, if you have a month when you feel you can put an additional $200 down for your down payment, you receive $300 credit. The maximum in one month is $500 down, so $750 credit. You can always put more down to improve your down payment for future financing, but the free equity you’ll get with the EEP is capped at $500.

If we have a home you like and you have some funds we can work with, you can be in a home in less than 30 days. If you have very bad credit and no money – unfortunately we probably can’t help you. On the other hand, if you have some money but have lost your credit, we can probably help you with a rent to own home now.
